The global financial institution, AXA Real Estate has joined forces with the fund manager MGPA and Eurohypo Bank of Germany. £115million is being invested by the partnership in the mixed-purpose property that will comprise over 172,000 sq ft of retail and office space in EC3.
Fletcher Priest Architects drew up the plans, which aim to provide for 160,000 sq ft of Prime office space, with a further 12,000 sq ft of retail space at ground floor. The City office scheme includes a varied collection of floor plates, which range in size from 6,000 - 13,000 sq ft, and will be topped off with an outdoor roof terrace. The flexible floor plans have been selected to appeal to a firm of any size or be let to multiple occupiers.
CORE - City Office Real Estate has been retained as the jv’s development manager to oversee the building work of Skanska, the recently appointed contactor.
The eco-friendly commercial development is expected to be finished by the end of 2013 and the project’s engineers are aiming for a BREAAM ‘Excellent’ sustainability rating. The Bevis Marks tower will boast a number of state-of-the-art sustainable construction techniques that include a harvesting system for rainwater, a combined power and heat unit and energy efficient lighting systems.
With construction soon to commence, Paul Heather, Skanska’s regional Managing Director expressed his excitement at the construction and that company looked "forward to working with Fletcher Priest Architects and Waterman Structures/Services."
