DHP, the Edinburgh-based developer has appointed Gordon Murray Architects to design the redevelopment of the 1930s Odeon at the corner of the Renfield Street, G2 office rental district.
The resultant mixed-use scheme will be named One West Regent Street. It retains the prominent Art Deco frontage, while creating a bold contemporary elevation along West Regent Street and West Nile Streets.
There will be restaurant units at street level and 135,560 sq ft of Glasgow offices to rent on the 10 large floor plates. DHP intends to sell the space behind the distinctive Odeon cinema elevation to a leisure operator for as a bar, night club or entertainment venue.
Prime Grade A office space to let in Glasgow is in short supply.
DHP’s managing director Bruce Hare said “there is demand for one million square feet [of office space] but there is very little currently available”.
GVA letting agent Alison Taylor, described occupier requirements as becoming “more focused in recent years and the key is the ability to provide large clear floor plates, in close proximity to public transport, retail and leisure amenities. At One West Regent Street we are able to tick all of these boxes.”
The city centre offices to rent in Glasgow will be marketed to occupiers from the financial services sector.
