Orion House is owned by The West End of London Property Unit Trust (WELPUT) and is prominently located on the edge of Soho and Covent Garden. The tall white-clad building spans rises 15-storeys above Upper St Martin's Lane.
While inside, WELPUT has refreshed the entrance lobby, created a café area and has now embarked on a rolling refurbishment programme. These improvements helped to attract an, as yet, undisclosed tenant from the financial asset management sector to rent the entire 11th floor.
As part of a 10 year lease, the firm will occupy a 5,834 sq ft executive office suite at an initial rent of £75/sq ft.
Existing tenants of the 8,768 m2 building include Marin Software and the recruitment expert Barclay Meade. WELPUT has appointed Grafton Advisors and Schroders to oversee the refurb and source tenants for the remaining space.
Nigel Kempner, Head of Grafton Advisors, commented "Orion House is unique for Covent Garden, providing 15 floors of high quality office accommodation with large floor plates, which are appealing to occupiers from a variety of different sectors, as evidenced by today's letting.”
Kempner added that “We are pleased that our asset management plan to improve the building is proving to be successful and are excited about the prospect of gradually changing the quality and rental tone of the building. We are delighted with the rent level achieved which we think will continue to rise over the next year or so."
