Why Are Companies Renting Serviced Offices in Shoreditch?

Companies rent serviced offices in Shoreditch for its position as a creative and digital hub. Its reputation dates back to 1576, when London's first purpose-built playhouse opened on Curtain Road. That legacy continues to attract media, design and technology firms today.

The original underground station sold at a TfL auction for quadruple its guide price in 2011. The sale reflected growing demand for property and reinforced the area as a commercial destination.

In 2012, the district saw a surge in new business creation that outpaced the rest of the country. With over 48,000 employees clustered around Tech City, this formed a deep pool of talent for organisations to draw upon.

BOXPARK, built from 60 recycled shipping containers, is the world's first pop-up shopping mall. The venue adds to Shoreditch's appeal by giving teams a place to eat lunch or socialise after work.

Which Buildings Provide Offices to Rent in this Location?

Converted Victorian warehouses and furniture workshops on Curtain Road now provide offices. Many of these private workspaces retain their original timber floors and exposed brick.

Newer glass-fronted developments around Appold Street and Bonhill Street offer a more corporate finish. Red-brick industrial-style properties around Charles Square and East Road offer refurbished workspace.

We took these photos to showcase the area's characterful buildings alongside its modern developments. They also highlight BOXPARK's proximity to the surrounding office buildings.

What Types of Businesses Are Based in the Area?

We've placed businesses in office space throughout Shoreditch. These occupiers include Equity Edge Analytics, i-D and Generation Consultancy Worldwide. Fintech teams are increasingly drawn to the area, led by major brands like Wise and Revolut.

Creative agencies, product design studios and media companies also benefit from the same talent pool that attracted the wider tech cluster.

Where is Shoreditch Located and What is it Known For?

Shoreditch is located north of the City of London, within the London Borough of Hackney. It was known as London's first theatre district before becoming a hub for furniture manufacturing through the 19th century. From the mid 2000s, digital and creative businesses have been drawn into the area's former warehouses and workshops.

Today, the district is famous for its street art along Great Eastern Street and Rivington Street. It also has a nightlife scene centred around speakeasies and converted venues such as Village Underground and XOYO.

Our guide explores the location further, including its local restaurants, green spaces, and hidden gems.

What Other Areas Are Close By?

Organisations seeking office space here also look at Hoxton. Located just to the north, it shares a similar street art scene, often with cheaper prices.

Spitalfields lies to the south-east. Its Georgian townhouses also attract digital firms, while the market appeals to boutique fashion brands.

Farringdon and Clerkenwell sit to the west and draw the same mix of design, tech, and media occupiers, with access to both the Elizabeth Line and Thameslink.

Dalston's converted warehouse workspace is considerably cheaper than Shoreditch’s. Serviced offices here typically range from £300 to £350 per desk per month.

What Are Our Top 3 Picks For Flexible Offices?

Shoreditch High St - Best for wellbeing-led teams
These recently refurbished flexible offices suit teams that prioritise staff wellbeing. An on-site gym, showers, and a dedicated wellness space make it easy to fit in a workout without leaving the building. We also rate the roof terrace as a place for teams to properly switch off and take in the fresh air.

Curtain Road - Best for team culture
Large, versatile breakout spaces and kitchens support informal team lunches and company-wide gatherings. We feel that the regular social events make this building a strong fit for culture-driven companies.

Worship Street - Best for industrial character
We recommend this warehouse-style building for firms that want their serviced office space to suit the district's own identity. Exposed ceilings, brickwork and polished floors add character, enhanced by greenery and an open-plan layout.
