Flexible workspace providers Spaces have secured 47,595 square feet of office space at AW James’s 100 Avebury Boulevard, Milton Keynes. This makes them the first company to acquire space at what is the largest speculative office development in Milton Keynes for a decade.

Construction began on the office building earlier this year, with ground preparation having begun in January. AW James had acquired the site from Abbeygate Helical in July 2015. The site already had planning permission for Leisure, Retail and Hotel use, but the commercial property developers sought permission from local planning authorities to build ‘Grade A’ office space.

The building is due to finished by summer 2019 and will total 140,000 square feet, over 7 storeys. Centrally located, near Milton Keynes station, it offers floorplates up to 23,000 square feet, a 4,000 square feet reception and terraces on the 3rd, 5th and 7th floors.  The 7th floor is currently under offer.

Spaces have let 35% of the space available at the development. They have taken the first 3 floors, the private terrace space on the 3rd floor and retail space on the ground floor.

The flexible workspace providers were founded in 2006 in the Netherlands, but now have locations around the globe. This will be their first offering in Milton Keynes which is already home to Regus, their sister company.

Spaces opened their first UK location on London’s Oxford Street in 2015. The same year, they were acquired by Regus and today have over 25 spaces across the UK.

The Space pre-let is Milton Keynes’ largest deal in over three years. Last year, the young city celebrated 50 years of existence and developments like AW James’s 100 Avebury Boulevard along with high-profile tenants like Spaces are good markers for the area’s continued success.

Andrew Wilson, the managing director of AW James, said: “We are immensely proud to be developing 100 Avebury Boulevard, and are delighted that Spaces have chosen our landmark building to launch their innovative brand in Milton Keynes”.

IWG’s Andrew Birtwistle echoed this sentiment, adding: “We are delighted to commit to opening our first Spaces brand in Milton Keynes at 100 Avebury Boulevard – a statement building to reflect a brand occupied by forward thinkers, innovators and game changers”.
