This period property is located within a quiet cul-de-sac, away from the busiest parts of the City of London, but just a 5-minute walk from Bank station.
When we visited, the reception was one of the first features that stood out to us. As you can see in the image below, the marble desk, fireplace and lounge seating create an impressive arrival experience.

A small company rarely has the budget or space to create and staff a reception like this. Here, visitors can still be professionally welcomed by the on-site team, employed by the workspace provider rather than the business itself.
We found the gym to be a genuinely substantial space, not just a small fitness corner. This provides a wellbeing perk that most small employers would typically be unable to fund within their own workspace.

There is also a roof terrace, giving teams a place to hold informal discussions without having to book one of the building's shared meeting rooms. It also removes the need to rent an office with a dedicated meeting room of their own, which is often unfeasible for a small business.
Many small creative companies use the podcast studio to record and produce content, saving them the cost of hiring space elsewhere.

St John's Lane is around 2 minutes from Farringdon station and sits on the edge of Clerkenwell's established design and architecture district. During our visit, we noticed that the eight-person meeting room was appropriately sized for the type of meetings most teams of 2 to 20 hold. Some serviced office buildings prioritise large boardrooms, which can look impressive but are not always necessary for smaller companies.

An outdoor terrace and gym are also included. These kinds of office perks are less common in smaller buildings, and we find they're often what makes a workspace stand out for a small team weighing up several shortlisted properties.

Farringdon is an increasingly popular office location, and we find that well-priced smaller suites can be taken quickly. As a result, we always recommend enquiring early.

This building is located 3 minutes from Borough station and 10 minutes from London Bridge station.
The roof terrace was the highlight of our visit. As the photograph below shows, the unobstructed view of the Shard provides a small business with a genuinely impressive space to meet clients without the need to book a meeting room.

We also liked the range of facilities within the building, including a gym, bike storage, and showers. For a small business trying to attract and retain staff, perks like this can help it compete with larger companies that have more to offer.

The on-site café gives the team somewhere to hold informal discussions or collaboration sessions, which is particularly helpful in a compact private office where there is limited space for an internal breakout area.

Situated on a quieter side street near Westminster, this building is around 13 minutes from Victoria station.

However, it has the highest starting price in this list, and it is worth considering whether the location, character, and amenities offered justify the cost.

We also liked the building's double-height atrium and manned reception, which offer a much more impressive experience than the starting price might suggest.
The on-site parking facilities are another genuine perk that many Central London serviced offices do not offer. The lower rental price also makes this property a strong alternative for teams that may have a tighter budget and want access to strong transport links, without needing a Zone 1 address.

Lansdowne Road is around 12 minutes from both East Croydon and West Croydon stations. These serviced offices are the most affordable on the list and offer a clear alternative for businesses that prioritise value over a Central London address.
We found the kitchen was well-equipped and more spacious than many compact kitchenettes we’ve seen provided in other small suites.

However, teams that need to regularly travel into the City or the West End for meetings would face longer commute times than they would from other buildings on this list. Therefore, we find it tends to suit startups, locally based teams and companies with tighter budgets.
